企业运作层次的房地产开发项目可行性评价分析模型研究

摘要:
针对现行房地产开发项目可行性研究及经济评价顾及企业运作特点较少,难以从企业运作层次为房地产开发项目投资决策和实施运作提供依据及有效指导等问题,分析了进入产业升级经营转型时期我国房地产开发项目的企业运作特点,以此为主线和评价基础,梯次对房地产开发项目可行性评价中投资机会分析、投资决策分析和房地产开发项目融资分析与实施的预评估等主要相关评价内容与方法进行了探讨,从企业层次提出并建立了项目可行性评价的企业运作分析模型(框图)。论证结果表明,应用该分析模型可以为房地产开发企业参与土地使用权投标竞标进行开发项目储备、已储备和在建开发项目投资及融资决策的可行性评价提供指导,一定程度上解决了以往项目开发可行性评价模式仅从项目角度进行评价的不足。

Study on analytical model of feasibility evaluation to real-estate development projects at administrative level of business operation
Abstract:
This paper briefly analyzes the business operation features of real-estate development projects in the industrial upgrading and transferring stage aiming at the facts of a less considerations on business operation in a feasibility analysis and economic evaluation,which leads to difficulties in providing enough evidences and good guidance to the investment strategy and implementation operation of the real-estate projects at the level of business operation.Based on the above analysis,the paper also proposes the analytical model(flowchart) of feasibility evaluation to the real-estate development projects after analyzing its investment opportunity,strategy and financing,exploring the main relevant contents and methods of pre-evaluation implementation.The research reveals that this model can help the real-estate company to tender for the land use in reserves for its future development projects,instruct it to properly invest in the existing development projects,and appropriately evaluate the feasibility of financing policy.Therefore,this model supplies a want for the former feasibility evaluation model of the project development only seeing the situation in the light of project.
